Estate Sale Services
Full-service estate sales across Dallas–Fort Worth
When someone you love has passed, or a move is asking for decisions sooner than you were ready to make, an estate sale turns a house full of belongings into a clear next step. We handle all of it — the walkthrough, the appraising, the staging, the customers, the settlement — so you are never the one standing in the driveway explaining your mother's china to a stranger.
What a full-service sale includes
- ★A walkthrough and a written plan before anything is moved
- ★Item-by-item appraising and pricing, researched against recent realized prices rather than guesswork
- ★Boutique-style staging, room by room, so the home reads as a collection and not a pile
- ★Photography, signage and promotion to our buyer list and the regional estate sale directories
- ★Staffed sale days with secured entry, a checkout desk and sales tax handled properly
- ★An itemized settlement after the sale — your check, plus a plain summary of how it went
- ★An optional clean-out, so the house is empty, broom-swept and ready for the realtor
How we price
An estate sale is a retail event with one weekend to work. We price each item against what comparable pieces have actually sold for in North Texas — not what a price guide printed a decade ago — and we mark down during the sale so the last day still sells. Our goal is the highest total return for the estate, which is rarely the same thing as the highest price on any single item.
Everything is documented. You receive an itemized accounting of what sold and for how much, along with the proceeds and any unsold items you have asked us to hold back.
Who we work with
Executors and estate attorneys who need the process to be clean and defensible. Trust officers who need a paper trail. Adult children dividing a lifetime of belongings between siblings. Families relocating a parent into assisted living. Realtors who need a home cleared and presentable before it goes on the market.
If your situation is unusual, say so — we have almost certainly handled something like it.
How long it takes
Most sales go from first consultation to sale weekend in three to five weeks, depending on the size of the collection and whether the family needs time to set aside personal items first. If you are working against a closing date or a lease deadline, tell us on the first call — that changes the plan, not the care.
