Downsizing & Senior Moves

Downsizing a family home, at your pace

Leaving a house you have lived in for thirty years is not a decluttering project. It is a series of decisions about what comes with you. We help you make them in an order that keeps the pressure off, and then we take care of everything that isn't making the move.

One room at a time

We start with the room that matters least, so the first decisions are the easy ones. By the time you reach the rooms that carry weight — the dining set, the sewing cabinet, the box of photographs — you will have already practiced the conversation, and it will be easier to keep, give to family, sell or donate without second-guessing every piece.

The four piles, made simple

  • ★Keep — everything coming to the new home
  • ★Family — items relatives have asked for, tagged and held aside until they are collected
  • ★Sell — pieces worth real money, which we appraise and include in a sale
  • ★Donate or release — the rest, handled with a receipt where one is available

Nothing is sold before it is tagged, and nothing is donated until you have signed off on the list. Family members who want an item have first claim.

If the sale is happening after the move

Many of our downsizing clients move out first and let us run the sale in the empty house. It is calmer for everyone: you are settled in the new place, and we stage the old one without asking you to be present. We can run the sale while the family is out of state and send the settlement wherever you need it.

Working with realtors and senior move managers

If a realtor is preparing the home for market, we will work to their timeline and have the house empty, clean and ready for photos. Senior move managers, discharge planners and elder law attorneys in DFW refer families to us when the belongings are the part nobody has time to solve.

Where we work
